BECOME A SALESPERSON
Requirements to obtain a real estate salesperson’s license:
- must be 18 years old
- must be a bona fide resident of the State of Mississippi
- must successfully complete a minimum of 60 hours of real estate education approved by the Mississippi Real Estate Commission
- must successfully pass the salesperson’s license exam
- must work under the supervision of a Mississippi real estate broker
- requires completion of an additional 30-hour post-license course within 12 months after the license has been issued.
The REALTOR® Institute offers the Salesperson’s Pre-license program by classroom and online delivery. Both the classroom and the online course satisfy the requirements to sit for the state licensing exam, however there are additional benefits of taking the classroom course:
Benefits of the classroom course:
- taught by experienced licensed Mississippi Brokers and practitioners
- includes 8 hours of State Exam review
- ability to network with other participants in the class
- available in both day or night class formats in Jackson and Gulfport
- includes resources that will help with the practical side of the business
Classroom curriculum:
- Follows the college-level text: Modern Real Estate Practice, 17th edition and includes:
- 16 hours of real estate principles
- 8 hours of Mississippi Real Estate law
- 8 hours of real estate finance
- 8 hours of real estate valuation
- 12 hours of real estate sales and contracts
- 8 hours of State Exam Review
Benefits of the online course:
- can be conveniently taken at any time over a six month period
- Recommended to students who have experience with Windows-based online programs and who can work uninterrupted for long periods of time.
- Includes 30+ units, each with a unit exam that must be passed with 80% accuracy. Great review for the State Exam.
- Follows the Modern Real Estate Practice textbook

New Agent Training
The pre-license curriculum described above includes instruction predominantly in the technical side of real estate principles exposing the student to the concepts most likely to be on the state exam. Although some concepts in real estate practice and field work are covered in the pre-license course, field training will come from the sponsoring broker and from the REALTOR® Institute’s ROOKIE AGENT BOOT CAMP, a 30-hour four-day course that includes instruction in business development, prospecting for business, determining anticipated income, troubleshooting contract writing, how to avoid the risk of liability and a wealth of business resources. ROOKIE AGENT BOOT CAMP also satisfies the 30-hour salesperson’s post-license requirement.
